What to expect from the conversation

Tell us the address, property type, occupancy, alterations you know about and what you are planning. Appraisal, rating value and registered valuation

A council rating value supports rating purposes and has its own valuation date and assumptions. It may differ from what a particular buyer will pay today. A real-estate appraisal helps with a selling conversation. A registered valuation is a separate professional report that may be required by a lender or for another defined purpose. Tell the agent why you need the figure so you can obtain the appropriate service.

Prepare the facts that affect your property

Bring any title, LIM, building and consent records, plans, maintenance information and tenancy documents you hold. Explain known issues rather than assuming a renovated room or an existing building has the approvals a buyer needs. For a rural or coastal property, identify water supply, wastewater, access arrangements and any relevant hazard information. Your agent can identify questions for the campaign; a lawyer, council, qualified inspector or insurer should resolve matters within their expertise.

Use the appraisal to plan the next step
