Can I change property managers during a tenancy?

In many situations an owner can appoint a new property manager while a tenancy continues. Your current management agreement may contain notice requirements, fees or other conditions, so review it carefully and obtain advice if anything is unclear.

The tenancy itself does not normally need to end simply because the owner changes manager. The important work is making sure the tenant receives accurate written information and that records, rent instructions and responsibilities transfer correctly.

What should I check before making a change?

Start with your current management agreement. Confirm the notice period, the date the service can end, how keys and documents will be released and whether there are any outstanding accounts or maintenance matters.

How are tenants told about the new manager?

How does the property handover work?

Once the timing is agreed, we liaise with the outgoing manager about the transfer of documents, keys, funds and open tasks. We review the information received, confirm the rent position and note any maintenance, compliance or tenancy matters that require follow up.

Will the tenant need another inspection?

Not automatically. We review the most recent inspection records and the condition information available. If a further visit is appropriate, it must be arranged with the correct notice and a clear purpose.
